How to use this calculator
Enter your purchase price, rehab budget, and closing/holding costs, then the after-repair value and the LTV your lender will refinance at. Add the rental income and a rough operating-expense percentage. The calculator estimates your cash-out loan, the capital left in the deal, and your post-refinance cash flow — live, as you type.
What the metrics mean
- All-in cost — purchase price + rehab budget + closing and holding costs — your total capital before refinance.
- Cash left in deal — all-in cost minus the refinance loan. Lower is better; zero or negative is a full BRRRR.
- Equity created — after-repair value minus the new loan. The wealth the project built.
- Cash-on-cash return — annual cash flow ÷ cash left in the deal. Infinite when you recover all your capital.
Frequently asked questions
- What does BRRRR stand for?
- Buy, Rehab, Rent, Refinance, Repeat. You buy a distressed property, renovate it to force appreciation, rent it out, then refinance based on the new higher value to pull your capital back out and do it again.
- What is a “full” BRRRR?
- A full or “infinite return” BRRRR is when the refinance returns all the cash you put in — purchase, rehab, and closing — leaving zero (or negative) capital in the deal. Cash-on-cash return is then effectively infinite.
- How much can I pull out when I refinance?
- Most lenders refinance investment properties at 70–80% of the after-repair value (ARV). This calculator multiplies your ARV by the refinance LTV to estimate the new loan, then subtracts it from your all-in cost to show what stays in the deal.
